You would need to see the actual note document to be sure about any particular loan, but the general terms are standarized:http://www.law.cornell.edu/uscode/text/12/1701j-3(d)Exemption of specified transfers or dispositionsWith respect to a real property loan secured by a lien on residential real property containing less than five dwelling units, including a lien on the stock allocated to a dwelling unit in a cooperative housing corporation, or on a residential manufactured home, a lender may not exercise its option pursuant to a due-on-sale clause upon—...(4) the granting of a leasehold interest of three years or less not containing an option to purchase;...This section gives a exception to the due on sale clause for a normal lease as long as it three years or less.

I'm not a big client, but he fits me in when I need the work done.As a small-scale landlord, I don't have full-time staff, but count on these people to keep 20 units running smoothly, and consider $50 reasonable to help keep me on their list of customers to prioritize.

Oh and for marketing you are right that it would not make much sense to do it the way you typically here it getting thrown about on BP.That is because it is mostly wholesalers that need to find a lot of deals and keep a constant stream of really good deals in the pipeline.If you are only looking to buy 1-2 properties in a year, or something like that, to add to your portfolio you just scale it back.You can get a list of absentee owners from MLS data, or from a title company or if you have to buy a list it should be a fairly cheap one since it is easy to get the data.

Women in the military or civil service were paid the same as the men at their same grade.I have always thought I could go back in time to any era in history, I think the future is more scary.There has always been a bit of paranoia in government among officials and some conspiracy theories, but nothing to the scale of the general population having the distrust of government until after Kennedy was slain.
