I am just posting this to get your feedback and pick the brains of the experts.

I do realize that many have made decent money at the very low end of the market, but that takes quite a strong stomach, and I believe also was a function of particular market conditions which aren't likely to exist again any time soon (IE these properties got absolutely crushed in the downturn of a decade ago and were picked up for a song.

Pick a solid B-Class suburban area.

I  am in the process of buying my first home, I've met with two real estate agents and like them both for different reasons. What should I be looking for in a great real estate agent? Does this even matter? 

Good pickings nowadays if you can find create a reliable source of leads from the network connections down here. 

I try to pick up a rental every year or two with conventional loan and then rehab it to increase rents.

Pick the applicant with the better report results.

I was told that there is an auction in the county where you can buy used mobile homes without the land and you can pick it up as low as $800. 

of course its location cant just pick an uncontrolled field in the middle of no where USA

Many open houses are dead but things should pick up in September.
