I hired a local county guy Tierrney, Kimbal, etc. and we filed a 3 day and 30 day notice to vacate (on a month to month) and one of the tenants (partnership of 2) filed bankruptcy.

The MO I see around the Bay right now on flips is adding additional bathrooms, and bedrooms when possible, to collect the spread between the cost of add-on square footage (and higher functionality of better bathroom/bedroom ratio desired today), and the overall cost/ft of sales prices.

@Kyle Rushing hi kyle i am in similar situation as you - owner occupying (FHA 3.5% down) and forming partnerships to buy the neighboring buildings in retrospect was a wonderful decision, i cash flow on all buildings now.
