I recently decided that once I educate myself that I would like to obtain a salesperson license and become a real estate agent.

We find that we are enjoying ourselves and our time much more as we learn to do things other then spending money to try to obtain happiness :-)

So, now, you're looking at other RE similar to the subject, if you don't own other similar properties you'll find it hard pressed to obtain a real cap rate on a pro forma basis or estimating future performance.Doesn't take long to figure out, if you're doing things properly, that you're running in circles chasing your tail!

Something about obtaining private money and re-lending it at a higher rate.

Find tangible ways to communicate the benefits you bring to obtaining the goals they desire.

I'm a Real Estate agent in NYC and I am in school now obtaining my New Jersey license.

I am curious what everyone's target, obtainable, Cap Rate is. 

I understand the attorney is just doing her job and Im not at all upset with the seller with obtaining the service of an attorney but Im sure like plenty of people on BP have experienced, it is frustrating when someone holds up a good deal because of their lack of understanding of investing and more specifically wholesaling.I will be on the phone tomorrow contacting attorneys in order to get the correct paperwork needed and get this deal done.Thank you all for your guidance
