I am definitely emphasizing the modern conveniences my cabins offer (wifi, full kitchen, delivery services etc) so people feel like they'll have all the comforts of home while still getting a change of pace.  

TI...aka Tenant Improvements...your future tenant may want to negotiate different terms for the move in, like a few months discounted rent(this could be on top of the above mentioned vacancy) while they build out the place, or some concession for the Tenant Improvements, if you  have an empty shell it could require extensive work to make it business ready for different types of business, think needing to add bathrooms for a gym(dozens of showers and toilets, lockers, etc) or adding a fully equipped commercial kitchen(walk in freezers, special fire suppression, a few extra sinks or drains) With apartments, I rarely have to do extensive build outs or concessions for tenants, even if I have full on renovation, it is almost always replace the old with same but new, ie tear out old kitchen put new kitchen in same place, same plumbing, just new cabinets, and flooring(if you are at all handy, you can do most of it yourself, or be able to estimate accuracy of bids easily).

Cute updated decor, comfortable updated beds, well-equipped kitchen, etc are all always appreciated and noted in reviews.

Gourmet kitchen w/granite and SS appliances, Built ins, Rooftop terrace w/double sided fireplace to enjoy Fabulous water views of the Potomac River ,Wet bar wine fridge and dishwasher on Rooftop level with over sized bedroom and full bath.

All that was left was to close the walls (which are open to be able to see the electrical and plumbing) and finish the kitchen cabinets.

After she is done with me she sends me to the kitchen and slave on the stove. 

That would mean 1500 sq ft house, $30k for a kitchen and bathroom full gut then just new paint, floors, doors, trim, fixtures, etc.If you have to tear off and re-sheetrock a whole house, $30k probably won't cut it.Anything major like A/C, Roof, electrical, plumbing etc will add on top of that $20 per sq ft

Kitchens will need remodeled, eventually. 

They need a place with a kitchen, washer/dryer, cable/wifi, and a place to sleep and take a shower.
