There were some leaks in the roof that occurred during the 5 years which I remedied, but never repaired the peeling paint on the ceilings (not charging him for this of course)He moved his girlfriend-now-wife in for over a year without telling me even after I had said if he she does move-in she would need to sign the lease and complete a background checkHe did pay rent on time and never missedI handled move-in with a thorough paper report of existing damages and video documentation of the whole houseThe new PM who I contracted with to help with the turnover and this exit process took a good amount of photos documenting the conditionHe and the PM walked the house the day after move out and I followed up regarding the deposit 19 days after move outThe lease state the property should be returned to move-in-ready condition and that the deposit can be applied otherwise

Did a walk through of property for base rehab estimates and noticed some some problems but yes we will want an inspector out there as well as mold remediation estimates.

Flood damaged homes are obviously trading at serious discounts right now, the big question is whether they will always trade at a discount to non-damaged homes, even after they are remediated.

But I can't see it actually making up for the extra interest (and fees) you pay on the HELOC, which you don't have to pay if you simply make the extra payment on principal from your paycheck.As for the statement that what you pay from your paycheck is gone, and the HELOC instead makes money available for emergencies or investing as you recycle paying it off every so many months, well, there's a simple remedy for that: Take out the HELOC and just do not use it except for those emergencies or investments.

The property is actually in one of the nicer parts of Kokomo. 15k honestly could have gotten it done but after learning of insulation/utility issues previous tenants had we wanted to remedy the problem for good.
