A backed-up toilet can cause a huge amount of damage, not just an inconvenience to the tenant.Now, if the tenant clearly causes the problem by tossing toys, etc into the toilet, then they should be taken to task, but your other clause ("stuff they caused") already covers that.

You'll have to find a decent installer, but you could get a good deal this way.I also haul my (home-use) carpet cleaner to my rental every 3-4 months & go over the high-traffic areas.

No seasoning loans are more expensive and if you're planning on keeping a property for the long haul, take your time and get the best financing you can get rather than rush your financing for a few dollars.Best of luckStephanie
