It's like bull riding: very painful and difficult, but you get a big prize if you just hold on long enough.I estimate that about 20% of my Landlords can do well.

If it's in a nice area then it's a steal, if it's on the west/south side then you're being taken for a ride.

Its a wild ride but always worth it.

I am not saying you should not treat your tenants with kindness if they are truly struggling, but I have a feeling you are just being taken for a ride. 

Buy with proper leverage ( yes it may reduce returns a little) and with ample cash reserves ( yes it may reduce returns a little), operate the property in a professional manner and you will ride out some turbulence and profit in the future.I’m still a buyer.What is your perspective?

This could be crap advice but I've worked at a part-time job and the money made from that I used to buy a riding lawn mower to make money mowing.

I wouldn’t try and extend them on new terms etc at a discounted rate, I would just let it ride for the year then bring it up to market rent

If the properties cash flow enough I would ride it out.
