Since I am an urban land developer (with 41 projects in process right now mostly in Seattle), I have channeled my life purpose to specifically mentoring and coaching the People from the Inner City on real estate investing, entrepreneurship and financial IQ.Contrary to the opinions expressed on this forum, my experience has been that by being focused on helping the Inner City (who are being effected by gentrification) that it has opened up an opportunity for me to make an additional $15 million in profit by doing JVs with urban churches on urban land owned free and clear.

I expressed my concern to her and she said she had $20,000 in savings and could get me a letter from the state where she gets just under $3,000 per month in a pension.I suggested to her that if she paid her rent a full year in advance I would lower the monthly rental fro $1,100 to $1,000 per month.

Please respond if you have any ideas or suggestions on how to deal with this situation or what I can say to express to the tenant in a kind way (if at all possible) to be courteous of your neighbors especially in the middle of the night and that I can hear everything so it would be great if she could keep it down.I am looking for solutions, not sarcasm.Thanks for your time.

Tenant expressed that it will be difficult for her to pay the whole rent if her daughter/son in law move out. ( they are not 100% sure if they are moving in August/2015).The tenant is letting me know as a courtesy.
