Hi,  Does anyone have experience either using Bilt Credit card to pay rent or collect rent?

I manage around 400 rentals with 14 years of experience and have never been sued once.

My many years of experience dealing with VA inspections is that shrubs and trees are touching the house.

From personal experience it is doable,  but you need credit history for that new business.as for the getting the property in your business LLC I think that may trigger a due on sale clause because it is in your name.

I would love to work with someone in the industry that would be willing to provide an educational experience in exchange for sweat equity.

If you put yourself in an LP’s position—they’ll likely want to see your experience and past successes before investing their money.

Getting into the story behind this one..This deal was sourced from a large corporate wholesaler (no names) Originally listed as 179,999 as a "wholetail" deal with an "ARV" of 250,000 I walked the house and estimated it needed little in terms of repairs, though I knew a realistic ARV was between 215-230 However, there were tenants in the house without a lease agreement with the current landlord.

I have a half dozen years of experience renting out a few single family homes and am looking to bet big in a different market.

Buy in great areas that are not total gut jobs (unless you or someone you know well has experience working in construction!)

Does anyone have any experience with this that can help us?
