As the very least, the cash on cash return should be up in double digits, if not 20% or better.To cycle back to cap rates, consider what this really means.

With that being said when interest rates were two digits (up to 18.5%) good homes were sold just as quick.

My advice is to get into this area before it experiences more double digit appreciation growth.
