People who are highly leveraged will have difficulty getting loans in a crash.

At this rate, I may run into finding a property in the winter time (or 2024) and having difficulties finding a tenant as well as someone to take over my lease (im at month 4 of a 15 lease).I wanted to consider a live in BRRRR strategy where I find a distressed property on MLS with a 5% down conventional.

I'm sure there are opportunities in Dolton but we've taken it off our list because we always had difficulties w/ the village when we owned property there.

Listed for $289K and sold for that but we reduced the price to $280K due to the age of the roof and the buyer's difficulty insuring it (even though it was in good condition without leaks - that's a whole other conversation about insurers tightening standards as a result of roof replacement claims resulting from Hurricane Irma).

The thing that's making it difficult is that some of these properties were estate sales and so the name on the purchase and sale agreement is not the same as the name of whoever was collecting rent checks, or whose name is on the lease, which is a problem for the lender because they need to be able to draw a straight line to correlate all the paperwork on one property.

The bit about the fees, costs, debt collection, and difficulties in future renting WILL be construed as a threat.Do nothing except filing the eviction.
