The subject is a 1.6 acre down-sloped flag lot at the end of a cul-de-sac in Chino Hills and we're (or were rather) considering building a 3500 sq. ft single fam on the site. 

On one end of the street spectrum there is the cul-de-sac in a closed development, and on the other end of the spectrum there is a superhighway running through the front yard. 

I know my area tremendously well, and can determine in about 5 minutes if I want to offer on a property and how much (I know my ARVs and rehab costs very well); but, the condition of a property and the exact location (in a cul-de-sac, ugly houses next door, bad backyards, etc) usually make a huge difference in what I can offer.

Basically, the listing agent, with authorization from the asset manager, got a contractor out to the property to de-winterize the house for our inspection, then re-winterized it after we were done.

When I bought the house, across the street was a cul de sac full of duplexes (actually, they were my grandfathers duplexes) and they were run down.
