Decreased marketability and less options for financing them when you are a buyer.For example:FHA creatively provides no money down financing with a 3% grant.Nothing else does..Fannie Mae will do 95%Beyond that it is 10-20% down.

Be prepared on either end to be fair, up front and get ready to walk whenr some jerk sticks his 2 cents into your deal and throws his weight around.I find the agent of the seller is the ugliest during negotiations on low ball offers.

balloons and large cardboard signs are not very expensive at all...when you come from poverty...you get REAL creative....when I am selling it will look like the Macy's day parade on the nearest major road...Old school stuff....They will come in flocks....old school says ther is results in numbers......
