I am looking to have around 500 units in the next couple years.I also have some smaller apartment complexes that I manage and I share a subscription using Appfolio - I love it!

I am currently selling 12 doubles in Gretna 7 2 bed 1 bath doubles and 5 1 bed 1 bath buildings as I am looking to purchase a bigger complex. 

I'm exploring the option of acquiring a small apartment complex in NC (8-12 units) and am looking into financing options.

I know this is long, but hopefully it will help you see how complex commercial leases can be and this has only scratched the surface.  

Anyone ever deal with HUD 515 apartment complexes?

Hello all, so my goal is to buy apartment complexes.

Now I am taking on a 16-unit apartment complex that is 60 miles away.To be clear, I will NOT consider pure self-management. 

They do so because, oftentimes, a property financed with cash in Mexico is as profitable as a property financed with a mortgage in the US or Canada, they have the cash and/or they don't want to pay interest and/or bother with the complexities of getting financing in Mexico.Yet, there are some sources of financing available for foreigners.

You have nothing to do and you have less risk because you get paid based on the occupancy of the whole complex, not just your unit.

Besides growing my portfolio by acquisition, I was able to syndicate 3 apartment complexes by growing my investor base across the country.
