Partnering was also I thought, but I only know one person with enough to potentially do this and when I brought up the land and mentioned the budget issues I was having yesterday when I happened to see him, he didn’t seem very interested so I didn’t pursue it any further.

The seller is willing to do seller financing with a reasonable rate for 70% LTV.I would like to offer him this: I will get a loan from a bank for 75% and for him to carry a note for 25%.So, I would be getting the property for zero downpayment.Not sure how to approach the topic.

I understand that ultimately, the responsibility falls with me...but I also wanted to reach out and see if anyone has a perspective or strategic approach to rectifying this manner. 1) Connect pipe (50ft) - not overly concerned with this aspect. 2) Clean up and have restoration company undo the damage - mildly concerned and expect a few thousand dollars fee (who pays?)

Hypothetical deets (all numbers are rounded):30-yr Mortgage: $280k @ 4.8% Dual net monthly income: $9kTotal monthly expenses: $5k (includes mortgage payment)(Cash Flow: $4k)Plan is to use a Line of Credit (18% APR) and pump $15k into the mortgage every 6 months (conservatively paid off in month 4).Using this approach (per the amortization schedule calculator I have) I will pay off the mortgage in less than 7 years.I will pay around $11k in Credit Line interest (approx. $700 each 6-month iteration), but will reduce my mortgage interest by over $200k!

Using this approach, keeping withconservative rent growth and vacancy assumptions, and factoring in the fully matured real estate tax amount post-abatement, the Y1 projected cash flow of $570,561 ($670,561adjusted down $100,000 to account for the fully matured RE taxes) would value the asset at roughly $11.4M at a 5% cap - a substantial savings from our purchase price of$9.8M.
