Needs: New roof; possible foundation work (needs engineers report); possible plumbing work (old copper pipes); possible HVAC (has gas central heat and window ACs, would need central air, but seller may be in the process of updating) complete indoor rehab including floors; counters; light fixtures, refinishing cabinets; painting or otherwise fixing wood paneling.

My rental unit has a 500 cash flow each month , the central air fan motor went out , eventually I may need to replace the entire unit a/c and furnace which is about 3 k, the house also has a swamp cooler , edison installed the unit for 80 dollars and it cools about 1200 sq feet , the bill is only 25 dollars per month using the swamp cooler it was put on a window compare to 300 dollars for the central air.

Now, if you are just hot air and a wannabe investor, I suggest that "talking a good hunt" won't be enough, so you'll need to think through different ways to find and acquire.

It was extortion and I refused to pay them and they served my tenant trying to collect the rent, my tenant ended up moving because I threatened to evict them if they paid them and not me, it was bad.If you do condos or single-family homes don't forget to put away reserves for items like air conditioners, hot water heaters and appliances.

I have consulted two different real estate attorneys and having showed them the passage from the law, they agreed that the interpretation does allow for pre-paid rent.That being said - We do everything with a defined term lease, so that may be the difference.
