Why in the world would it be illegal for you to buy and resell properties because you hold a license?  

It can be done...I did it for years...but it's a compliance nightmare and FINRA/SEC slippery slope, especially now in the Post Dodd-Frank world.  

I am an apprentice in the Real Estate world, but very open to learn everything and help others the best way that I can.

That's great that your lender is promising you the world, I'm going to be the guy introducing reality. - Identity theft while in escrow, causing the underwriter and I to get a zillion pings about new debt, throwing ratios way off.

@Matt Musser that is a great ideal for a topic to help others understand that we can and do know how to apply our experiences to the outside world but it normally gets discounted.

I have found a property that I really want to jump on and do a flip, but I'm still new to the REI world and don't have much connections at the time, I have been reading up and doing my homework and running the numbers and everything is looking good and I have the little cash needed to hold the property but I need to find a hard money lender to actually get this deal going.
