My area it is $6 sf to replace. $6000/10 years lifespan/12months in a year=$50 per month for 1 item.

I like the idea of putting appliances that are commercial grade that will last 20 years and have parts that can easily be replaced. 

If this material is that bad, maybe I do need to look at replacing all of it.

The smoke detector and ceiling fan are not expensive to replace and you can get a new stove at a second hand appliance store.

What about replacing a property.

When replacing or repairing the roof how does that affect the labor from the roofer with the panels in the way?

And if evaluating certain passive 1031 opportunities for replacements you'll probably want to access a broker/dealer or a commercial realtor for commercial opportunities.Most of these folks are vey willing to consult with you at no charge and trust you'll later use their services to perform their assigned tasks.
