Yes, in my opinion Katy offers a good investment opportunity for a long-term buy and hold strategy driven by multiple factors, highly-rated school district, economic factors, westward expansion of the Houston metro area, etc...

This was a "I am not going to pay someone's mortgage" buy, and can I get something in a trendy area of DC. 

It's a very community driven platform, so if someone behaves badly, they get a bad review and then every other host can see that.

I don't have any hard evidence, but it seems like this kind of behavior has driven up prices here in the Houston area.

Since CAP is largely market-driven, you don't have much control here.

Many people coming off of 9 to 5 jobs have spent so much time being told what and how to do things that learning to be self driven is difficult.

Maybe there are those who have a "I wish I did this, instead of this" kind of lessons to bestow on us LOLAlso, I've learned that GC's in Texas do not need a state-level license.

If you think 90% of the deals out there had the buyer overpay, well, the cap-rate is probably different than what you think it is.And (this is a non-data-driven hunch) I'd imagine that it's easy to overprice small commercial multifamily right now. 

No more are the days of stock price movements based solely on earnings reports…today stock prices are driven by CEO tweets, foreign political victories, threats of terrorist attack, rumored product launches, customer PR backlash, insider information and more.Keeping up is exhausting.Therefore, investing based on long term fundamentals is a more prudent and reliable strategy than betting on a singular info bit…only a rare few (if any) know what’s truly driving the market each day.
