I'm an ex-Army type, if you need a quick swift kick let me know, LOL.As to guru hater, I think I have given many thier due, some are great marketeers, some deliver a good story that relates to the strategies making them easily understood, most seem to spin old stuff as new, many seem to exaggerate, some decieve, a few advocate unethical conduct and even illegal things to do.

In the future, make sure you have the verbiage in the inspection objection that "when requesting a repair, it is understood that a Colorado licensed and insured contractor is used and all invoices, scope of work, and receipts will be provided to the buyer no later than the day prior to the final walk through".
