I would say that it may pay to have another home warranty company give you quotes and make sure they realize this is an attached structure- it doesn't seem like this is accurate in not covering; what would happen for the end user that wasn't using this for income generating, but simply an extension of their square footage?

Hi Guys,The potential deal here, first time dealing with a pre-foreclosure.Preforeclosure seller, auction due in a week, Got authorization signed from the seller, the bank claims the current arrears are about 52k which sounds steep.the owner did not pay the mortgage for 3 years.original loan is 165k, 3.75% fixed 30 years, monthly payments are $760, so adding 3 years of payments together it should add up 27k of arrears, not 52k.I realize there may be some late fees and attorney fees built up in there,who do I reach out to negotiate those arrears down and how what do i say to make that happen?

I realize that on the surface the most practical solution is sticking out my W2, but I'm finding it has been very limiting in terms of the dulling mindset I'm surrounded by (yet I can't listen to podcasts, read, take phone calls, etc), the pay is only average, and love learning new things and have been with this company for a collective 13 years since shortly after college.
