Thanks Matt, sounds like I need a strict screening process for prospective tenants and to make sure that I contribute a certain percentage each month to maintenance, repairs, etc.

I'm not familiar with Arizona probate law but I can tell you that in Arkansas if the estate has a value of less than $100k the distributees are able to file an "Affidavit for Collection of Small Estate" and basically "skip" some of the rigors of the normal probate process.

One thing I don't like about doing this in NY is that most NY laws are more tenant-friendly than landlord-friendly and that is a concern for me since I personally saw my grandmother trying to evict someone from her apartment and that process taking well over 2 years and thousands of dollars in legal expenses.
