As you can see the "meat" of the market here is under $1400 per month.While there are plenty of folks that can afford to pay $1400 per month here the bigger question is why would they do it?  

Given the circumstances ask to see the current unit of you prospective tenant.

@Filipe Pereira yea to me it’s crazy some people don’t see the reason behind the gift card or reward.

An MLS-drip campaign does not establish procuring cause and if an agent wanted to sue because of that they would have to prove that you did not see the same listing on Zillow first, which they could never do.

The good news is that, if you find out before you purchase that the work wasn't up-to-code or wasn't recorded, you could opt to use this information as leverage to talk the seller down on price.The other thing I thought of when reading your post was that an appraiser may want to see the new rent values stabilized before factoring them into the appraisal.
