Keep colors very neutral and light or white (that never goes out of style). 

Since I was painting the baseboards, walls, crown molding, and ceiling all the same color, why not use flat ceiling paint?

The only thing about these is you have trouble doing anything to the exterior walls, like installing new windows or even hanging pictures....Other than that, no problems, they are solid houses...PS - If you don't like the look you can paint or even have a stucco color coat applied.

I firmly believe that savvy investors don't allow the "market" to dictate IF they invest but instead to color HOW they invest. 

I really don't want to frame in a window because then I would have to put siding in place of the window and I will never match the color, so I would then need to paint the exterior.

Black mold is a dangerous variety but many kinds of mold are also black, so the color itself is meaningless.
