@Antoine Martel Just trying to manage contractors and get a project done in a specific time is intimidating. 

I will say that I have seen such a massive spike in the prices of homes over that way that it in such a short period of time rents have not been able to keep pace to provide great returns.The vast majority of all of the properties that I have been working on lately have been over in the NE along the 35 corridors.

What kind of project are you looking to do?

We have three children so we would have to have a decent flip home to live in while we get a few projects going. 

Greetings,Our land development company owns several parcels of land across Southern California, we are in the process of raising capital (per project) to entitle the land, grade and sell to merchant builders.

I'm looking to learn and develops relationships and potentially seek some investors in my projects for some good returns.

I think it's unlikely you'll find a builder in that area that will provide high-end finishes at $90-110/sf.If you're willing to manage the project yourself (and bring in subs), those numbers seem reasonable, but not for a turn-key builder.

After further digging, it seems my project manager fibbed.
