Working with BOA on a Short Sale and have several others just getting off the ground...My question is...What is the likelyhood and legalities in Iowa in reference to Deficiency Judgements?

I am looking to do something similar in Iowa where I want to 1031 exchange a property (that I currently own) but use the proceeds on a deal with a partner of mine. 

Fenced in backyards, at least down here in Iowa, are huge as well if you allow pets as renters will love they can let their pet out without a leash and will pay a premium if they have a fenced in yard. 

Both my wife and I as well as both my in-laws are on the loan and title.

I know I a reviving an old thread but its because its a topic in which I have great interest in.
