If you are looking for a long-term loan then you'd just need a 700+ FICO and a property that cashflows.

How might this decision impact the overall investment strategy and long-term profitability?

The last two deals I bought had fallen through a week before closing, seller was counting on having the funds for their new purchase, had plenty of equity and they were happy to find someone who could step in and close on (almost) the original date, even though for a lower price.

Hello,I am looking at a mixed use property on Long Island (first floor retail plus 4 residential above) and would like to know when the most appropriate time is to ask for things like audited financial statements, tenant ledgers and/or anything I else I should be asking for?
