When we asked for updated bank statements, updated paystubs, a 2 day old baby chicken, and to source a large deposit, at 7 AM, she sent all the paperwork within 5 minutes and had a courier bring us the 2 day old baby chicken within 30 minutes. 

Many investor has large asset  and large DEBT.

If I was a SFH landlord I would be much more concerned about the large institutional investors putting the squeeze on my profit then robots or ligers.

It won't be possible to make them cash flow without having a large down payment.

If there is a large percentage of retired people, they may prefer a single story home that requires less walking, and they may not care as much about some of the amenities.

If you sell, you will have a large chunk of cash to work with. if you can find a house in bad enough shape to do the same thing plus another rental property, that would be awesome, just make sure the numbers all work.

@Lori Sinclair  If you are from TX you may have heard of eXp Realty since they have a large presence there. 

They had great variety and the people who were sponsoring those Meetups were actually doing various local and sometimes large RE investment projects.
