Have you investigated how much someone like you makes on a basis salary payroll on this new job? 

there’s something I learned about many years ago called “habit stacking”It’s where you find something you already do every day (for this example it’s scrolling thru social while I take my morning shi…uhmmm…while I get ready in the morning), and add the new habit you’re trying to reinforce to the end of what you already do.So I just used Apple’s Shortcut app to create a BP Forum app on my homescreen and put it in my “Social” folder on my home screen.My goal is to post or reply to something every morning!

APPRAISED value is determined by a mortgage lender's appraiser and will form the basis of how much the lender will be willing to lend a buyer to buy the property. 

And then investors who get portfolio loans on SFR's and really dont understand how tough those are to manage with reporting  and covenants in the loan that have to be met on an annual basis  they just sucked in on the low interest rate.   

It is exciting, especially in a bad part of town....adds to the mystery and suspense...and you get to carry a gun in your truck every day... :-)But seriously, if you are not an experienced builder or have some decent skills, you will be eaten alive by a project like this.

Of course I don't have time to do this on every listing, but everyday I try to look at new listings that I think could be a good opportunity, then send it to my clients.

@John Underwood, any idea whether or not there’s a step-up in basis on those properties when you pass?  

My focus is much more narrow, but I just look at it all from a % basis. 

Whoever took more depreciation has a lower basis so they are going to be paying a lot more in taxes

Like most things in life its probably a case by case basis.
