If you accepted a tenant on one day, there would be no reason they could not move in the next (barring finishing installing the countertop or letting the paint dry). 

No it's not cut and dry but it did provide me with a more solid direction of what may be best for my scenario.

I have always closed with their title company and got their insurance, but after looking more closely at some of the cost I think I will consider using my local title and closing company on the next one.I shouldn't say one bad word about this site considering how much money I made off of them and Hubzu over the last 5 years, just sad that the inventory is drying up and getting more competitive.  

We receive a wealth of information from them, such as the paint is peeling, hose is leaning, roof is rotting, windows need replaced, etc.

IF furring out does not work appearance wise you can create a small pocket in the dry wall where each bolt is.

Seller's have installed a sump pump; however, I'm not sure that the space is every completely dry

Then use chem sponges also referred to as dry cleaning sponges (Quick tip: You can tear them in the middle like opening a sandwich and get double the use out of them and get a pole that extends with one of those plastic adjustable mop head clamps) to wipe everything that's left.

Another benefit is that they do not dry up the air like central air.

./1ba. w/~750sqft. wash/dry included.I inherited one tenant who is currently at $625/month, I plan to increase that significantly when her lease is up for renewal in July.Tenant I put in is at $775/month and I filled the unit with a good couple less than 2wks after one ad on Craigslist.

The HVAC are 2 tons for each unit and are less than 7 years old.   5 4x8 patches of dry wall need to replaced.   3 water heaters are less than 4 years old, 2 are about 8 years old.
