But most certainly have seen some lenders deny someone...that another lender has been 100% ok with.  

Although I provide my tenants with washers/dryers, because of abuse problems in the past, I now tell my tenants...both verbally and in the lease...that I'm supplying the washer and dryer for their convenience. 

Applied for 118k or 88k HELOC withdraw period of 5 years at Midflorida Credit Union and got denied both.

I'm not denying the fact that a flood could get consume this property, but yet I look at it as what would my damage be.

All the neighbors voted no and city council also denied them.  

For example, if the VA's residual income requirement for your region and number of dependents is $100, you need to net $120/month.One lender can deny your loan based on their own set of rules but another can qualify you with less stringent rules.

Tenants should be responsible for repairs necessitated by abuse or neglect.
