Been doing some research in SC and seems like non-residents get taxed much higher, some counties seem to be in some STR focused debates on trying to regulate them more (lexington country for example) and seeing most requiring licenses/permits to operate (unless this is standard most places).

We are currently in probate, and I'm debating on what to do with the property. the loss of my parents and the gain of the property really gave me a chance to make a life changing experience.

What you've got up here isn't anything special & some of it is pretty darn debatable honestly. 

It is their main home, but the "fair rental price" is debatable. 

I'm debating how we want to approach a 2nd property for either long term rental or short term vacation rental.
