Those homes are sitting vacant for a reason.The cost to repair is higher than the ARV,Meaning you can’t flip them.To get in the flipping business you need a good source for homes that have margin.

I personally think partnering is critical in this industry, if you're looking to grow/scale. 

Finally you can get cash buyers form list brokers like List source and other companies that sell owner lists.

Often, that's your best source of information.

Going the private lending route could also work well as suggested above, just be aware of UBIT when sourcing from a retirement account.
