and us PML ers will also do participation loans were the big companies wont do those . to me though the PML / HML argument is really just a marketing ploy..

And house hacking is an incredible way to get started with only 5% down.

when we start a new LLC with our investor I have them pick a name that is local to them.

You don't say how short of 20% you're coming up, but I'd start with your current business banking relationship and discuss options with them.

I know this company.and I purchased one of their programs.i worked very hard to get some files in and it's been almost a year since I turned in files I have yet to see any money from this company..I saved up to do this program and there are a lot of things they do not tell you..they have you and 1000s of others doing research..title searching.

Hello Folks, I am fairly new to RE Investing , Currently own one SFR in memphis area and looking to explore some new areas.I recently got a job for a Michigan based company so exploring this as I may visit there every 6 months or so ! 

Please don't just go in and start plucking "deals" off the MLS.
