Wow.Love the drywall and lighting improvements on the ceilings in the living and kitchen areas - really updated the home.

I bought it cheap from a wholesaler I met on BP and will have it thoroughly renovated so that it is basically a brand new 40 year old house.  

When you buy a property, the sales cost is the default evaluation esteem for assessor purposes.So long as you have not went into a false exchange, you're protected accepting you'll pay your taxes in light of the sales cost.

Agree with everyone, if you can afford it, maybe add a nice porch light fixture above the door.  

If you're brand new to this industry, I suggest taking time to 1) educate yourself about the different aspects of real estate investing (which I am still doing) and 2) begin networking and connecting with people on here.  

Inform them that are in violation of the lease, but give them the option to sign an amendment, or a brand new lease, where they pay an additional 250 and a monthly pet fee of say $25 per pet, so an extra $50 a month.

I fixed everything , no callbacks. only call I had this year on that house was a light fixture not working turned out to be light bulb.    

It seems like you are a super nice person and I think that goes a LONG way in this business.I like your TrueTribe brand.
