Subdivisions, specs, infill?

Existing Homes vs New Construction: This became very clear to me while I was building a spec home - the cost of new construction is substantially higher than existing homes, as it should.

Unless you are looking to scale this business, it might be a better option to partner with a spec builder who is already doing this.

But I also have a 2 mil spec i am doing 20 miles north in Lake Oswego.. it was almost like pulling teeth to get those same subs to drive up and help me with that one..

It's the second market we want to build to rent or build spec homes, but a lot of lack of commercial real estate and infrastructure is one of the main reasons it's a secondary market to where I'm based out of columbus ohio  I first went to Lehigh in 1982 on a fact finding mission with the state of California to address these massive subdivisions that were built without proper long range planning and no real infrastructure and would never be approved with modern planning..

Before making a no heat call please check that the batteries in your thermostat are properly installed and have a charge. 

The reason for this is multifaceted, but the main reason is that if you have a real buyer with their specs of what they are looking for, you can go shopping for that very thing and knowing you have the buyer places you in a much stronger negotiating and confidence position.
