Is this one of the softwares to automate things that I should be using more of? 

I recently bought my first investment property (single family) and am looking to find an automated method for my tenants to pay their rent and also for me to pay my mortgage.

I specifically with work in the area of automation and have found the articles by Aaron Kinney who focuses on automating his real estate business to be great sources on how to scale up.https://www.biggerpockets.com/renewsblog/author/aaronkinney/

For example, if you are going to require them to pay rent via an automated system, explain that clearly and give your reasons. 

Our CRM is highly automated on the sales side.

Mystery solved: California  :)I like elephants but want the focus on the tough part -the calculations.Attorneys don't learn loan processing in law school and few have hands on experience with it.Consulted with one to no avail.And today's lenders depend on very specific and very automated software that only suits their narrow parameters. 

So that is just my time and effort to automate the location finding process. 

Also, you can integrate Podio and other software, in this case...Lob.com using Zapier for the automation. then you can have your VAs which you can hire from Upwork.com or Odesk.com (to name a few).

I could also try to keep it automated and hire a property management company.
