But of course with the higher demand assets/markets, you get not only higher asset price growth (appreciation) but you also get outsized rent growth.The ability to properly understand, assess, and measure risk is the greatest challenge for investors, as most simply get the risk analysis 100% backwards and initially think that the higher cash flow provides safety, when in fact its a huge blinking red warning sign, just like it is any type of investment vehicle whether that be real estate, dividends, bonds etc.

I got a couple of quotes from my mortgage broker on a refinance to go from my current non-VA ARM mortgage at 4.25% to a VA 30-yr conventional at:4.125% interest with 2.83% credit or,3.25% interest with 0.983 credit.My broker recommends the first one saying that I can refi with IRRRL 6 months later to a lower rate provided the rates keep dropping.

So if the building has an unzoned attic or basement apartment the building still counts as a 2 unit and is excluded from the self sufficiency test allowing you to buy a "3 or 4 unit" with 3.5-5% down. 3) I found a lender on the west coast who can do 4.5% on a 5 year ARM at 10% down for 3 and 4 units owner occupant.

(a) A landlord shall:(1) comply with the requirements of applicable building and housing codes materially affecting health and safety;(2) make all repairs and do whatever is necessary to put and keep the premises in a habitable condition;(3) keep all common areas of the premises in a clean and safe condition;(4) maintain in good and safe working order and condition all electrical, plumbing, sanitary, heating, ventilating, air-conditioning, and other facilities and appliances, including elevators, supplied or required to be supplied by the landlord;(5) provide and maintain appropriate receptacles and conveniences for the removal of garbage, rubbish, and other waste incidental to the occupancy of the dwelling unit and arrange for their removal; and(6) supply running water and reasonable amounts of hot water at all times and reasonable heat except where the building that includes the dwelling unit is not required by law to be equipped for that purpose, or the dwelling unit is so constructed that heat or hot water is generated by an installation within the exclusive control of the tenant and supplied by a direct public utility connection.
