When analyzing this deal using the BP Rental Property Calculator and targeting a $128 Cash Flow and a 12.09% ROI I get a buy price of $42.6K.

As many of you know professionals at large investment funds do not rely on these calculators, they use software such as Argus (which i happen to be skilled in) to analyze deals.

I also would recommend Jon Hyndiuk (Hyndiuk Law, he also owns ISR Title), Michael Plumb/Rob Sayas (Sayas, Schmuki & Plum SC)--I think Rob owns or is a partner in Royalty Title, Rob Saya's brother Jonathon Sayas is also an attorney and is Stewart Title's on staff attorney, and James Eby who is also a popular RE lawyer and he's been involved in some probate deals we've done.

I know it may not be the best method but I have been using a realtor and the MLS and everything I analyze seems extremely overpriced.

I understand I can plug all the numbers into a calculator to analyze a deal, but there are so many parts that need to be analyzed and considered, it's a little overwhelming.
