We are in Texas FYI.  

The temporary licenses are good for the year, (we are expected to be honorable and cut ourselves off at 90 days) but I bet they find a way to tweek that to stop folks from cheating. 

My question is if I move my family back into the property for the duration of the deployment, can I still 1031 exchange it when we are ready to sell in the future or do I need to lease it out again prior to the exchange?

The woman left says she cannot afford to stay alone supporting her children....there is only 2 months left on the lease which we are willing to allow them to walk away from just to be done with the situation but it is becoming extremely heated between the two of them.  

We are looking for a real estate accountant and/or a tax strategist to help us with the tax implecations from the money from our rentals and structuring of our company.  

We are learning this together, and it's worked out really great so far with other property (we inherited tenants so this is our first time having to get our own).

He seemed to think that it was likely the Council would not approve my application for the special use permit simply because they didn't have a plan in place to regulate STRs and wouldn't want to open that can of worms.Because we are not willing to do business in a city that cannot give us a license we sold the house and found one in the county that did have a process in place, and now we are approved and in business.Moral of the story is that just because a city does not have any restrictions against STRs does not mean that they actually have a process in place to license them.

We are in a very affordable month-to-month apparent right now.
