Jump in buddy, having money for direct mail is great...but if you dont have it, you are going to have to work hard with some sweat marketing.

When you have little money and lot's of time then you can put in sweat equity to learn the trade.

1 thing to note w/ a self-directed IRA is you cannot "self deal" meaning you cannot do any sweat equity in your property. you have to hire out all the work.
