Our plan now is to sell a single-family in our portfolio that I've never liked but is mostly paid off, and 1031 the money into the cash injection for a commercial loan by our regular banker.

Check reviews of them online and ask for references if they are willing to let you speak to their previous clients!

Financially speaking, I'm still saving, but the goal is 50k saved up (all costs: closing, fees, down payment, portion of rehabbing costs) by this summer with my fathers help on the cash all while I continuously save 50-80% of my work checks to fund for rehabbing this property and I work off my second job and "survive off of that."

If you have it in writing that they left, double check all utilities are paid for and transfer them to your name.
