Although we use a third party company, we still must review the report and follow up on rental history, employment and income verification and a criminal check.I agree with @Dawn Anastasi about charging a non-refundable holding fee of $100 or more on higher end rentals. 

At a minimum, sell and buy an identical house. 

So, perhaps I could live with the mortgage being directly in my name, if my identity isn't really protected all that much anyway.
