I get it's a numbers game....but if the house is in really poor condition (i.e. foundation issues, etc), rehab will cost a lot more and maybe then the numbers won't add up right. 

But the industry lead me to do many things it started with sales to build that foundation of knowledge and income and capital and has morphed into HML  new home construction, JV deals,  basically controlling capital and helping others succeed.

For example, in a recent article titled "What It's Actually Like To Buy A $500 House In Detroit", the author estimated that rehab costs in Detroit average $75–$100 per square foot, and that's just for bare-bones repairs, it doesn't include anything structural like a roof or foundation.

These tanks, and direct vent gas furnaces/boilers, can be plumbed directly through the side of the building (foundation wall, sill plate, etc) provide the exhaust exists the required distance from an operable window, door, or other air intake.From an energy efficiency stand-point, direct vented fixtures are preferable as they are not taking their supply of combustion air from the conditioned space of the building (are you have already heated), causing colder, external air to be drawn into the building.Additionally, as Pat has pointed out, direct vented fixtures reduce the risk of natural gas/propane or CO being drawn back into the conditioned space of the home. 

Many are not turn key and do not include HVAC systems, hot water heaters, stairs, foundations etc.

Am I asking for problems down the road by neglecting the foundation?

-To make matters worse the cabin had no proper foundation or footer, it was simply hand cut timber that was 6"wx15"hx20'long sitting on piles of rocks.
