Many brokerages aren't hiding the ball on the fees, although some most certainly are.

For those of you Sellers who might try to hide known home issues, it would be very easy for new buyer to sue you, seller, after they find the issues you did not disclose since this report could be easily tracked & proved that you had knowledge that you didn't disclose.
