We don't supply fridges, window ac, or washer/dryer.

I am doing a few changes including legalizing the basement suite and one place I'm struggling to find a good solution is on adding a washer+dryer on the main floor.

They just moved out and left multiple large stains on the garage floor that a power washer couldn't get out.

However, my other tenant decided it take it thinking it was hers and lets just say this started WW3.I have been involved in the conversations between them about this garbage can but it came to a point where my one tenant knocked on his neighbors door because he had enough of them stealing his can.

I have 8 washers and dryers in my buildings, I get about $400 per month in quarters.

If they want a washer and dryer, I'll provide one for an extra $50 per month. 

But like I said, after some prodding, she admitted it was her husband that sent he email inquiring about the other house.

No refrigerators, stoves or washers / dryers in those because they get damaged and I don't want to be responsible for replacing them.  

This was her response to some of my questions: "My son likes to have a home to come when on Army leave, vacation, family emergencies etc.; also he wants me to live in and take care of the property due to a work a injury that's recently placed me on temporary disability from the federal government..

Taken in the abstract one could make an argument around what is truly permanent, since the sponge I use to clean a window is deductible, but the power washer is not.
