Apparently in the past month it was deactivated by Loopnet / Costar as they changed their terms, so they're no longer billing me and I don't have any special access above a free account. 

Just a few things I did to help me save (and they added up):- Cut out the cable and use wifi/Netflix - Make coffee at home - Stop eating out, only making it a special occasion here and there- Stop buying unnecessary clothes - Switched from a 35$ a month gym to a $10 a month gym- Cut out "snacks" when grocery shopping- Quit smoking cigarettes - Be mindful of utilities, shut off lights at night, don't leave them on- And most importantly, stay busy.

I recommend you reach out to an agent that specializes in working with investors, or find an investor who is willing to partner with you for a project.

People generally specialize in one area or the other.

I sent them the new lease on 9/4 to sign and the next day, I get a message from one of the tenants saying she is not willing to sign a new lease and will be moving out when their current lease ends on 9/30.Not the end of the world, so I mention to the remaining 3 tenants that I'm willing to work with them to still sign a new lease.

I learned several years back that not all CPA's know or specialize in real estate not are they adept at strategy.

@Chris Jensen I have messaged people in the past about that prior to agreeing to purchase.   

Not all lenders are the same, they are more different than most people thinkTHAT lender may not do blanket loans, the but the vast majority of them do. you just need a simple commercial loan with 6 pieces of colatteral, nothing special.
