Deeds effective when executed are a huge point of concern according to ALTA (American Land Title Association) and is a point of evidencing any pre-arranged agreement to circumvent foreclosure laws.Pre-arranged deeds, taking a quit claim deed and putting it in your drawer doesn't constitute acceptance and it can be challenged later on if not filed in a timely manner.Now, as to Rick's suggestion of passing title to a third party, will be location specific but a doable arrangement so long as there is no relationship between the grantee and the note holder, such as an attorney, but it also goes to the consideration of granting that deed, you probably won't have any except as to a pre-arranged circumvention of foreclosure laws.
