Pro-tip: To maximize your time, on properties in ‘hot’ neighborhoods, create limited showings (say a Friday from 1-5pm), and put a boundary of a few days on when offers are due.

I would say a firm but respectful discussion is needed.If you are adamant  about no pets.Ask a lawyer to write up a letter informing the tenant that you will pursue legal actions based on breach of contract.

We have a dedicated GIS system to do our acquisitions so it's hard to factor in how much that costs us over time but I would say a campaign for 500 sites would run on average:$1500 for good direct mail$0-$5000/month for GIS Software + easy access to ownership information~20-40 hours of research - $400-$800 ( you could do this yourself)Total Cost: $1500-$7300For our purposes, we would also have to factor in data that we buy which over the course of a year might add $1,000 or so to each campaign.

That is why long term triple net leased buildings are valued greater than, and sell at lower Cap Rates than say, a building where the owner is paying for utilities, responsible for maintenance, etc even if both buildings generate the same NOI.
